The first two years modified rate applies only to a 30-year mortgage purchase or refinance and not all loans that are submitted to Finex may qualify. Promotional discount is tied to members who have been in good standing for 90 days and a relationship account which we define as Cashback, Cashback Plus, or High-Rate Checking account holders plus $1,000 minimum direct deposit/month. FHA, VA, USDA and JUMBO loans are excluded from the promotion. The rate modification is based off the listed 30-year rate on the day the rate lock occurs and has a floor of 4.00%. Once rate is locked, the rate modification for years 1 & 2 is final regardless of rates dropping or increasing.
